Latest REsearch Enhancements

Thanks to your valuable and ongoing feedback, the latest enhancements to REsearch are now live. These include adding ZIP codes to the TMK Full format, a change to the default display of REsearch on smartphones and smaller screens, and changing references to “The Big Island” to “Hawaii Island.” A number of small fixes were also released today.

To ensure you can see the most information quickly when using REsearch on smartphones or smaller screens, we have made a small change to the left-side menu. Now, this menu is hidden by default. In order to show the menu, tap the three-line options icon (a.k.a. “the hamburger icon”) in the top right corner of the screen.

References to the nickname “The Big Island” have been changed to the more official “Hawaii Island.”

We’ve improved printing (address displays, TMK Full section headers, and ordering in MLS Book or Quick + Summary formats), copy and paste functions (for Firefox users and in the MLS Book and MLS One Line formats), and clarified options for open houses and prospect recipients.

Please note that our offices will have limited hours next week. We will be closed on Monday, Dec. 26 in observance of Christmas Day, as well as on Friday, Dec. 30 and Monday, Jan. 2, 2012 in observance of the New Year’s Day holiday.

Because we know that many of you will be working straight through the holiday break, we are happy to announce that our customer service team will be available from 8 a.m to 5 p.m. from Tuesday through Thursday, Dec. 27, 28, and 29.

‘Tis The Season to Clear Your Cache!

Having problems with REsearch Cross Browser? Be sure to clear your cache. And remember, REsearch 4.5 (Internet Explorer only) remains available to you as well.

Since our major release last month, our development team has been working continuously to update, enhance, and fix bugs in REsearch Cross Browser. For example, on Dec. 9, we pushed nearly 28 code changes, and another 25 tickets were published yesterday.

If you are seeing unexpected behaviors in REsearch, such as broken page layouts or unresponsive buttons, it’s very likely that your web browser (be it Internet Explorer, Firefox, Chrome or Safari) has cached copies of older code, which may be conflicting with these updates.

Clearing your internet browser cache is the number one fix to most problems being encountered in REsearch Cross Browser.

You will want to ensure that your computer is always running the ‘freshest’ code, rather than ‘cached’ or saved code. And clearing your cache regularly is a good general practice, as some caches can grow quite large and slow down your system.

Users of Internet Explorer 8 will also want to disable “Compatibility Mode,” which was previously recommended to force backwards compatibility with our older system. Instructions on how to do so can be found here:

New Year’s Billing Reminder

The next billing date for Credit Card and ACH Customers is Tuesday, January 3, 2012. If you receive an invoice, your payment is also due on that date.

If you are going inactive or decide to leave an office and discontinue MLS service, the broker in charge must send us a copy of the DCCA change form. You can fax it to (808) 524-6874 or email it to deb@useresearch.com. Once we receive a copy of the change form, we will turn off your MLS service, remove you from the office roster and discontinue billing. Hopefully we receive this notification from your broker before the account gets billed (or before January 3, 2012).

We have a no-refund policy, so we do not refund once you are billed. We do not pro-rate. This is stated in our License and Access agreement and explained in the email you receive when you first sign up.

If you are not inactivating your license and continue to keep it active with the DCCA under an office that subscribes to our membership, you must pay membership dues.

July Billing and Waiver Reminder

Important Billing Reminder: Please share this with your fellow brokers and agents!

Next billing for credit card and ACH customers is Friday, July 1, 2011. Payments by check are also due by Friday, July 1st.

If you are placing your license INACTIVE, or if you are surrendering your license, we must receive a copy of your DCCA change form. We request that changes be submitted to us 4 to 5 business days prior to the billing date, so please send your form(s) in by Friday, June 24, 2011 to assure that your changes or cancellations will be processed before the billing on July 1, 2011. Once we charge your credit card or debit your account, there is no refund.

Please contact us before the billing occurs if you would like to make any changes to your billing.

Exhibit C – Pre-authorized Payment Agreement

Print and complete this form, sign it and fax your new Exhibit C to (808) 524-6874. Please note that your broker does not have to sign this form if you are only changing your account information.

It is the responsibility of the PB to insure that the fees that are due are paid by the 10th of each month or service may be interrupted to the entire office on the 11th.

Each PB must be responsible for his/her own agents. If an agent is not able to pay his/her MLS fees, the PB has the following choices.

  • Release the agent, placing their license inactive with DCCA, and providing a copy of the release to HIS BEFORE the July 1st billing. The agent’s signature is not required.
  • Loan the agent sufficient funds to pay the MLS fees due.
  • Pay the fees due on behalf of the agent.

The PB is responsible for managing the roster for his/her office. Fees will continue to be billed until a copy of the DCCA change form is received by HIS from the PB.

Waiver Applications/Renewals Are Due Now!

Do you have agents, assistants, or other staff that qualify for an MLS Waiver? Waiver applications and renewals are DUE NOW! Please read this important information about waiver applications.

Waiver Applications for the new fiscal year beginning July 1, 2011 through June 30, 2012 are due by June 30, 2011.

Waiver applications for the July 2011 to June 2012 period will automatically expire on June 30, 2011. Anyone who is currently under waiver and wants to continue accessing the MLS service under a waiver application must submit a new waiver application by June 30th of each fiscal year. This affects all licensed support subscribers, property managers and time-share agents. Waivers are also required for each partner or officer, director or shareholder who has a license, but does not engage in sales activity. Click here to obtain the Waiver Application form.

AlohaLiving Warning

Please be advised that the advertising server we use on AlohaLiving.com was compromised this morning, and our site was flagged by Google for potentially serving malicious software.

We have removed the affected ad elements from the site, and we are thoroughly clearing and updating our systems to prevent future breaches. But until Google has reviewed our response, you may still see a warning that visiting the site may harm your computer when using browsers that employ Google’s malware protection service.

We are currently working with our partner sites (OnBoard Informatics and Foreclosure.com) to ensure that the cobranded pages served from their domains are similarly fixed. Access to those sites may be temporarily limited.

Rules Change Reminder

Short Sale Listings must be changed to “C” if the Sellers have accepted offers, effective July 1, 2010.

As announced earlier this month, there has been a policy change regarding Short Sale listings. Effective today, the status on all Short Sale listings must be changed to “C” or “U” if the sellers have accepted offers. If you have Active listings for properties that may be subject to short sale for which the sellers have accepted offers, please change the statuses to “C” or “U” as soon as possible.

While HIS does not have access to information that will tell us when offers have been accepted by the sellers, we do respond to reports from members who upon inquiring with the listors of short sale listings find out that offers have already been accepted by the sellers.

Please remember to include the verbiage “Potential short sale” in the Private Remarks for all short sales listings. Listors may include mention that the listings are of properties that may be subject to short sale in the Public Remarks if the sellers consent to it.

We have received feedback upon the announcement of this change in policy equally for and against the change.

The members who voiced objections to the change mentioned that not all properties qualify for the HAFA program and that participating HAFA servicers are not adhering to the program approval timelines. They also mentioned that other brokers will not consider showing contingent properties to their buyer clients and that it affects their ability to continue marketing their properties for their seller clients.

The members who support the change were relieved that they and their clients would expend less effort, time and expense in pursuing properties that are not really available and that their offers, if accepted, are behind other offers already accepted by the sellers. Sometimes the expenses incurred in seeing these properties involved air fare and accommodations by prospective buyers who saw the properties as active in the public website who decided to fly from off-island to see them.

After evaluating the feedback, it was decided that the policy change will remain since it is the interest of the public and prospective buyers that is served by it. The prospective buyers and their brokers and agents should be made aware of contingencies associated with the listed properties. There may be liability exposure in withholding information about contingencies even if the information is withheld in the interest of preserving the sellers’ marketability of the listed properties.

Please remember that under the Contingent (aka “Active/Contingent”) status, the properties may still be marketed and shown for the purpose of obtaining back up offers. Members are encouraged to include contingent listings in their searches.
